Our highly popular online reservation service delivers hassle-free, cost-effective bookings. You remain firmly in control - setting your own prices and choosing which weeks to make available. When a booking is made, you receive an email containing comprehensive booking information (ie who's coming, how long they're staying). And because we're not an agency, our charges are only 10% plus VAT of the total rental.

Your property will be featured on the new French section of the website. Cottages Direct receives over 800,000 unique visitors per year and is delivering more than 6 bookings per year for our existing UK property advertisers.
Maximum flexibility
Our online reservations service is designed to provide you with another powerful weapon in your advertising arsenal whilst continuing to give you the maximum flexibility possible in the marketing of your holiday property - and is strictly pay by results!
Set up is simple
You can display any dates for sale on an easy to use calendar free of charge. We give you the calendar, you set the prices, you choose which weeks to make available (all we ask is that a minimum of 6 weeks between May and September are made available at all times). Holidaymakers can then reserve dates on line using a secure payment system.
No sale - no fee
Our charge for selling a week is very low - just 10% plus VAT, typically one third an agency may charge.
You may book as many weeks yourself without being charged by us - all you do is update your calendar online.
Great for late dates
If you are struggling to sell a week, you can add it to our Late Bargains page free of charge. The only requirement is that the price is reduced. You can choose how much you want to reduce the price. This area of the website is proving to be very popular and is successful at booking up those unwanted weeks.
Complete security
All holidaymakers have to agree to our standard booking conditions at the time of booking - so there are no disputes about what is allowed and what is not. All we ask is that you agree to these conditions for all bookings made through our online reservation service.
How it works
If we sell a week you have put via our online reservations service your calendar will automatically change to show it as unavailable.
You will receive by immediate email notification of the booking. We ask you to confirm your acceptance of this booking to us by return email.
We will then email you the details of the customer and you will need to contact them to provide additional information such as directions to the property, reminder when the final payment is due etc. Please remember that the customer has agreed to the standard booking conditions at the time of booking and by deciding to offer dates via our online reservations service you agree to accept these conditions.
For a holiday reservation of more than six weeks away, we will simply collect our 10% (plus VAT) reservation fee from the customer at the time of booking and they will be asked to send the balance directly to you to arrive at least six weeks before the holiday start date. (As an additional service we can collect balance payments on your behalf for overseas customers who have booked via our online reservations system).
For a holiday reservation of less than six weeks away, we will collect the full payment and send you a cheque for full cost of the holiday (minus our 10% plus VAT fee) within five working days. (Please note we do not take bookings within 72 hours of arrival).
You can, of course, take bookings yourself for periods you have made available on our online reservation service. However, if you wish to make a booking yourself you must always check that dates are free by looking at your calendar before confirming your reservation and then change the calendar to show the dates as unavailable.

If you would like to join our online reservation service read both sets of booking conditions carefully. One is the agreement between us and you the property owner. The others are the standard booking conditions the customer agrees to at the time of booking, which you must respect for any bookings made through our online reservations service.
